Ah, idyllic Ireland. Land of rolling green hills, a celebrated cultural tradition and the occasional leprechaun sighting. But there's no longer a pot of gold at the end of the rainbow. Instead, it's been replaced with a frothing morass of debts, loans and insolvencies. Inscrutable economic policies, combined with the global recession, have turned enchanting Eire into a nation in crisis, threatening to drag the country into the pits of a bleak financial depression. But Ireland is not the only European nation clinging on for dear life.

The acronym PIIGS stands for five European nations: Portugal, Italy, Ireland, Greece, and Spain. These nations followed stupid economic policies, and are now facing a crisis that is quickly expanding beyond their respective borders into the global economy.

Some of us have personal experience with foolhardy economic policies, and we know how the story ends. Remember that guy who was once riding high, buying shots of Patron or bottles at the club, and always making sure you were drinking on his dime? Now he’s the guy who only goes out on dollar draft night, and even then he’s drinking slowly so that you’ll buy the next round. What a tool.

So don’t be that tool. Let’s take a look at the mistakes these countries made so we can cull some personal finance lessons from PIIGS.

Credit is an important part of our modern economic engine. Individuals and companies need to be able to borrow money easily so they can pay for things they don’t have the cash for right now. In the hands of prudent, responsible adults, credit is a great thing. In the hands of people who don’t read the fine print (and PIIGS), it can be a nightmare. Specifically, the fine print that says: “Eventually you will have to pay this money back.”

That’s the dilemma facing the PIIGS. They borrowed too much money. The global economy headed south and now they’re having trouble servicing their debt (i.e., paying the interest on what they owe).

The key personal finance lessons from PIIGS here is to understand the three big ways that you can get into trouble with debt.

They are:
Credit card: Nobody likes carrying around cash these days. Credit cards are a convenient way to pay for stuff. However, credit cards also allow you to buy a ton of stuff you don’t need. Remember the fine print. Eventually you have to pay it back -- with interest. So don’t get carried away. If it’s not something you need right now or something you’ll be able to pay off when the bill comes, don’t put it on your credit card.

Mortgage: Home ownership is still a good thing. Real estate is still a great investment. Right now people are buying homes that they'll enjoy for years and eventually sell at a profit. But don’t get in over your head. That’s what caused our 2008 financial meltdown. Before you buy a home, educate yourself. Build up emergency savings. Know the terms of your loan. And make sure you’re going to be in your home for five years or more.

Student loan: We’ve always assumed that student loans are “good debt.” “Good” because education ultimately helps you get into a career that will make you more money. Remember, too much of a good thing stinks. Do an online search for "Michelle Bisutti" and "student loans." The PIIGS were doing fine when the global economy was doing fine. They got burned when the recession hit. Similarly, a lot of student loan borrowers are getting burned because they can’t get a job in this economy, which means they can’t service their student loan debt.

The problem with running up huge debt is that it doesn’t bite you right away. Like the guy buying drinks at the club, you can live like a king for a while. That’s what the PIIGS did. They didn’t get into trouble until the global recession hit. The recession battered the U.S. economy, for sure, and now it’s threatening to all but bankrupt these less-stable countries. So, build up a “rainy day” fund in an account that is not your main checking account. Look into online banking sites. ING Direct offers a decent rate of return and lets you transfer money back and forth to your checking account. Financial planners recommend you stock away three to six months' worth of living expenses. That might seem like a lot, so build it up slowly. Start with $50 each paycheck. The online bank will deduct it automatically from your checking account. Try to increase that amount a little bit every couple of months. Then, in a few years, you’ll have a decent “rainy day” fund. If you lose your job or a source of income, or your car dies, you won’t be using your credit card just to survive each month.

If your joke tanks, don't blame the audience for not getting it - they'll turn on you. Do make a joke about the bad joke - quickly own up to it and move on. Never use the "Is this thing on?" expression.

Aaron Karo knows a thing or two about telling jokes. As a comedian, the author of three humor books, and the founder of the funny Facebook status treasure trove Ruminations.com, Karo has been cracking wise his entire adult life. In his one-hour Comedy Central special, Aaron Karo: The Rest Is History, premiering November 19th (and his album by the same name, dropping November 20th), Karo delivers pitch-perfect anecdotes about drinking, dating and the singles table at weddings being filled with couples.

But what happens when the laughs don’t come? Whether you’re hitting on a woman or hitting up your boss for a raise, we’ve all had attempts at humor fall flat. Luckily, a professional lays out the dos and don’ts of bombing, as Aaron Karo presents his tips on how to recover from a bad joke.

One of the first things a veteran comic will tell you is not to blame the crowd if a joke doesn’t work. It’s tough because since you wrote the joke and know it’s funny, your first instinct is to deem the audience ignorant clods. But that will only make things worse. The same goes for civilians. If you’re telling a story at a party and only hear crickets, don’t tell your fellow revelers they’re too drunk -- or too stupid -- to get the punch line. They’ll turn against you and you’ll find yourself telling the same story to the bartender -- as you sit alone at the bar.

Occasionally I’ll include a new joke in my act that I haven’t properly finessed for public consumption. A real bomb isn’t a joke the crowd doesn’t laugh at it -- it’s one they don’t even understand. In these instances, it usually works to turn the tables and make fun of myself. (Sometimes you’ll even see comics literally cross the joke off their set list mid-show.) If you’re hitting on a girl and what you thought was a witty comment goes awry, go ahead and acknowledge your idiocy. Tell her it was terrible but that she was making you nervous. She’ll be laughing at you instead of with you, but at least she’ll be laughing.

After blaming the audience for a bomb, a comedian's second instinct is often to try to explain the premise behind the joke, as if that will somehow make it retroactively funny. Unless you’re doing it in a truly self-deprecating manner, explaining will only exacerbate the situation. Let’s say you’re on a predictably monotonous 10-person conference call at work, and your snide remark doesn’t go over. Don’t make matters worse by breaking down the reason you just spouted, “That’s what she said” in the middle of the quarterly sales forecast. Instead, just put your line on mute and bang your head against your desk repeatedly.

Once you’re past your first job and actually in the career world, moving into another profession is a lot easier than getting your foot in the door for the very first time. Your college degree only buys you an initial job interview; thereafter, it’s all about what you’ve actually accomplished and the contacts that you’ve made.

If you’re about to jump ship and move on to a new career, there are a few ways to position yourself so that you can look and act like a seasoned veteran in an industry that you’ve barely worked in. Here are some things you need to know to make a successful career change.

You can begin shifting the career focus on your resume by aligning your personal and professional references with people who have actually worked in your new industry of interest. Freelance work is easy to find if you’re offering your help for free and slightly harder if you want to get paid. There are plenty of freelance opportunities on sites like Elance.com and Craigslist.org. It might be worth volunteering some of your time for free just to get some experience under your belt and your career on the right track.

Whatever you decide to do, you want to find work that allows you to come away with a story to tell in your interview. For example, if you wanted to become a web designer, you want to work on a highly visible project that demonstrates your participation and skills. Interviews usually only last long enough to tell one or two stories, so take this opportunity to tell one that is highly relevant.

With all the options out there for mouse eradication, traps are still the place many people go to first when trying to kill a mouse. They arm the traps with the two most alluring baits (peanut butter and chocolate) and let them go to work. However, you still have to check the electric traps regularly to make sure they won’t stink up your property.

Poison usually comes in either pellet or block varieties. Bromadiolone poison is known to be less harmful for pets since cats and dogs carry the antidote, vitamin K, naturally in their systems. Poison not only keeps the family fur-ball in one piece, but mice can't resist the bait either so there’s less prep and less mess than traps -- just set them out, and wait. As long as you’re willing to handle the time it takes for the poison to take effect, with mice keeling over without warning all over the house, then poison is your weapon of choice when you're trying to kill a mouse.

What You Don’t Know About Using PLR Content – But Need To

Private Label Content (PLR) has been a hot topic in online business over the last couple of years. As more opportunities have emerged for people to make money with niche marketing, so has the demand for affordable content.

3. Combining PLR is the easiest way to use it – If you use a piece of PLR content exactly as is, the odds are that you’ll be competing directly with someone else who is offering the same product. However, if you add other pieces of PLR content then you can create something that is uniquely yours. You still don’t have to do any writing, yet you have a product with different information then your competitors are offering.

7 Steps to Creating Your Own Product Within Hours

When it comes to making money online, having your own product line can put you miles ahead of the competition.

But if you’re like most online business owners, creating a complete product line will take hundreds of hours of your time, or thousands of dollars of your money! That’s why I put together this step-by-step plan to show you how to create your own product as quickly as possible.

Step #1: Decide on Your Topic – Chances are you already have a niche area that you’re focusing on. If not, that’s the place to start. To do this, consider topics that you already have some interest in. Then browse the search engines, forums and even sites such as Clickbank and eBay to see what type of demand there is.

Step #2: Find the Content – I’m a big believer in using Private Label Rights (PLR) content as much as possible. It’s an affordable way to get some really unique content that you can use as your own. There are lots of sources of PLR so do a bit of research to find a few that will give you a variety of information on the same topic.

Step #3: Decide how you’ll use the content – There are many different types of products that you can create. A good idea is to have several options at different price points so that your customers have a good selection to choose from. This will also encourage them to purchase more than one product! When using PLR content, you can easily take articles and combine them to create a special report, ebook or mini-course. For higher end products, record them to create an audio product or have them printed as a physical product.

If you’ve found a great PLR ebook but want to do something different, add additional articles to it, or bundle it with an audio to create a complete product. The key is to be creative and think about what will be of interest to your target audience.

Step #4: Combine content to create a unique product – As was mentioned briefly in step #3, combining PLR content is a great way to create a product that is uniquely yours. Although others have access to the content separately, chances are that how you choose to combine it will be something that only you do. Select related information from several sources to create a comprehensive product.

Step #5: Add some of your own flare – If you’ve combined PLR content from several sources to create your product, it’s not necessary to rewrite everything. But adding your own personal touch is always a great way to engage your customers. This can even be as simple as writing an opening and closing letter that gives your spin on the information presented.

Step #6: Get some feedback on your product – Always have a few people read over your product before you release it to the public. This can be a spouse, friend or colleague although if you choose potential customers you’ll get better feedback. And you may even get a couple of testimonials that you can use in your marketing materials.

Step #7: Put together a sales letter – Some PLR content comes with pre-written sales letters. Since you will have added some additional information you’ll need to modify these materials. Or, sit down and write your own sales letter that highlights all of the benefits of your product.

You’ve played this game as a child.
And no matter which side you were on, you simply stuck to your position, without budging an inch.

So how do you win the battle of perception?

You do what Grizz Wylie does. Grizz, a well-known coach for the New Zealand All Blacks, is considered by many to be gruff and abrasive.
If you ask Grizz if he’s gruff and abrasive, he’d be more than likely to say ‘no’.

But you see, that doesn’t change the public’s perception

If the public sees a person to be gruff and abrasive, that person is indeed gruff and abrasive.
And so Grizz, grizzles.
He growls on radio. He says, “Don’t expect me to smile.”
And the crowd loves him for his gruffness.

Now let’s flip this Grizz scenario around 180 degrees

Let’s assume for a second, Grizz said he wasn’t gruff.
That he didn’t scowl. Or rumble.

Suddenly Grizz would be a lot less-loved

You see, when your customer thinks you’re a small business–you’re a small business. When your customer thinks you live too far in the boondocks–you do live on another planet.

Whatever your customer believes to be true–is true.

Step 1: You need to accept your ‘negative’ perception

Adam Gordon, Profits Leak Detective, works out of Darwin, Australia. That’s pretty much in the middle of nowhere. Consider this: Darwin is closer to the capitals of three other countries, than to the capital of Australia.

Unless they’re from around Darwin, clients may be more than reluctant to work with Adam, because of the remoteness of his location.

Crocodiles. Aboriginal art. remote Katharine Gorge. (Yes, we know it’s not that remote and there aren’t any crocs crossing main street–but hey, you don’t want to fight the perception, right?)

So the first step for Adam is to highlight how remote he is from everyone else.

Step 2: Telling customers why that ‘negative’ works to their advantage

Any negative can be quickly worked to an advantage. Adam can quickly show clients how he runs a successful business out of ‘the boondocks,’ and hence his clients can run their businesses out of just about anywhere on the planet.

By accepting the ‘so-called’ negative perception, you immediately agree with your client.

And when you’re agreeing with your client…um…they’ve got to agree with you. Once both of you are on the same page, you can quickly turn it around, and show the benefits of being who you are.

The worst thing you can do is try to be who you aren’t.

Trying to be bigger, smarter, taller, faster, than you are only ends up with the age-old game.

The Next 6 Months...

It’s been a while since we last looked at the economy and where its headed but I figured it may be a good time to get prepared for what economic changes winter will bring our way. There are three main points of focus that are on most people’s minds today. Unemployment, Elections and the Prime Rate are all key factors of our economic growth in 2011 but what needs to happen for us to get out of the recession’s aftermath?
Unemployment: This being the main reason people feel as thought the recession is still in full effect. Unemployment still lingering in the 9% mark remains high despite the end of the recession in June of 2009. When will this end? Well the bad news remains that its effects will be felt through most of 2011 and start dropping off in late 2011 as we face inflation. Don’t expect to go back to record lows of 2% for another 2-3 years. The private sector as well as government contracting will take its sweet time creating jobs as the uncertainty of another mini recession exists and caution is the game that most are playing, no matter how profitable their business are today. Winter always slows down the basic job market but opens much more temporary opportunities, as well as part time jobs in the retail fields. This slight boost might help a few folks as entry level jobs are those most impacted.

Elections: Senate and Presidential elections are right around the corner and this is great news for all of us. Most democratic parties will do their best to showcase they’ve done well on their words and therefore expect lower fuel prices over the winter, as well as the fed’s rate remaining low through mid 2011. Also expect much more media coverage on the national debt getting repaid by bank’s TARP money and the cost of living to be good until election time. If the Democrats continue to hold the Senate and The White House, you can expect the post recession effects to continue in a slower recovery. The good news is that this recovery will most likely be real despite being slow and not over inflated with creative ways to give a sense of wealth. It is much needed for this country to remain united in the same sense it has and allow democrats to continue their recovery plan. On the other hand if the Republicans win, the recovery efforts will once again be shifted and most likely benefit the wealthier groups first, which will not help our bottom end out of the hole its in.

The Fed’s Rate: This one has been on everyone’s minds for the past few months…With historical low rates, when will the FEDS raise the bar and start charging more for their money. Well, the answer is simple but the equation a bit harder. Technically to fight the upcoming inflation, they should raise it NOW… But to not hurt democrats chances and to ensure we have a pleasant winter, we most likely won’t see a rate jump until next summer, as the economy’s funds still needs to circulate better. Credit has loosen in the sense of money available to lend but most that qualify dont need it, meaning banks are looking for quality over quantity and are getting the financial backing they need by the FDIC and the FEDS to remain on the same course.
I actually think we are in for a treat as we head into the winter, despite all the road signs indicating that a harsh winter is upon us financially, I still believe that its another winter that will go by and its going to be much easier than last year. Construction has resumed in many parts of the US, and the retail industry is slowly improving, alongside car and home sales. I am one that might be optimistic but we need more positive than FEAR, and therefore I choose to see the better outcome of the road ahead.

According to SCORE, there are just shy of 30 million small businesses in the United States.SBDC of Pennsylvania says these businesses account for 99 percent of all employer-firms, employ half of all private sector employees and account for 44.3 percent of the total U.S. private payroll.The Great American Small Business Challenge, a non-profit organization reports that “over the past decade, small businesses created 60 to 80 percent of the net new jobs.”

Anyone engaging in social media and actively posting content on the web should remember that what goes on the Internet stays on the Internet—so be aware of the best practices for posting content online. Even after deleting, you never know who has taken a screenshot of your page. Be sure to follow professional and ethical standards of fairness, accuracy, truthfulness, transparency and independence when using social media.

Truth and fairness: be truthful with your information, and any content gathered or researched online should be verified and confirmed with their proper sources. Be sure to credit authors of any work you include in your posts.

Accuracy: The 140 character limit on twitter should not be an excuse for inaccurate information. Using sites like twitlonger or bigtweet enable you to break tweets into sections or link to the rest of the tweet when it is too long to fit inside of the text box. Don’t forget, social media is live. If you make a mistake, be sure to go back and correct it.

Accountability and Transparency: You are responsible for everything you say. Avoid posting anonymously or use an avatar/username that hides or misleads your true identity. This isn’t Top Gear, and you’re not the stig. Be careful not to post biased or opinionated comments unless it is for a seriously personal blog—never for your organization’s online platform.

Image and Reputation: Personal and professional lives merge online—even though your comments may be on your personal page, search engines and social mapping sites can locate your posts—and your words can become direct extensions of your organization. Also, be wary of who you ‘friend’ online and be willing to explain why you are connected to them. Making personal information such as relationship status and political or religious views public can hold loaded meanings and affect viewer perception so be sure to keep such info accessible to real-life friends only. Be prepared to justify membership in any social groups online, and avoid posting content or photos that undermine your credibility. No keg stands here, please.

Lastly, never insult your readers. Create a respectful, informed dialogue and avoid personal attacks.

There are practical ways to use this new generation of social media tools without compromising objectivity and ethical balance. Following the guidelines above can ensure that your online reputation stays intact. Use social media the safe way and remember that what you post can come back to haunt you: give your latest blog entry or tweet a second thought before unloading your uninhibited thoughts onto the world. Be wary of the risks of slander, libel and other media law issues—to stay safe in the blogosphere.

The New Rules of Media Relations: Earn Credibility-Boosting Coverage in Key Outlets

A standing room only crowd flooded the session conducted by Michael Smart, national news director of Brigham Young University and independent media relations trainer and coach at the PRSA conference this month in DC. As listeners stood in all corners and even sat in the aisles, Michael shared some excellent knowledge on how to pitch overworked journalists and PR-averse bloggers. For some, it is a daunting task to pitch media that is inundated daily with hundreds of messages and off-topic pitches. Using these tips however, will allow you to have solid confidence in your pitch strategy.

Rule #1: Listen!

Don’t pitch if you have no idea who you are pitching, that’s a sure-fire way to fail. Instead, identify what your journalist’s favorite topics are. Familiarize yourself with their previous stories, and reference their earlier work and tell them how your pitch relates. Paying attention shows them that you’re not blindly-pitching or “spraying and praying” that someone picks up one of your many pitches—journos want to know that you’ve done research and added value to whatever it is that you’re trying to get covered.

Rule #2: Focus on anatomy. No, not that kind.

Here’s the simple anatomy of a ‘perfect pitch’ email:

Have a compelling subject line—getting them to open your email is the hardest part. Auto spam filters weed out tons of pitches and press releases every day. Michael says to “think about what makes you buy a magazine when you read headlines at the grocery store.” Try using numbers (10 ways to recession proof your biz), “how” (How one brave child beat the odds), and answering a compelling question (How did this housewife make $1 million in a day?) One opening paragraph of concise info One paragraph description of the angle The last paragraph should be a call to action and offers to help The entire pitch should be able to fit in the preview pane of someone’s outlook. If it doesn’t, it’s too long!

Rule #3: Consider the process.

If the event or the result isn’t that interesting, how about the process? Is it a new way to achieve something? Is it funny? Take for example, the bird breathalyzer.

Rule #4: Focus on real people.

By nature, we are fascinated and interested in other humans. Humanizing stories/putting a face to the name appeals to both journalists and their readers.

Rule #5: Tie to a trend.

What is going on in the news lately? Elections? Tie to a political theme. Natural disasters? Tie to aid reliefs. An influx in crime? Tie to crime solving. A decline in the economy? Tie to money-saving procedures. The possibilities are endless.

Rule #6: Make it easy.

Journalists’ roles have shifted dramatically over the past few years—they have more duties and much less time. Some positions are more generalized than they used to be (for example, reporters are covering general assignment news instead of specialized fields like health and science). Make it easy for whoever you are pitching. Find real people who relate to your information, and 3rd party commentators to validate your pitch. Offer art or visuals so all the information is readily available without the extra element of having to take photos or make charts. And lastly, no attachments! That is the easiest way to get your pitch in the junk e-mail folder. As an alternative, include links to art or visuals that are helpful to your cause so that the journalist knows it is ready at their convenience.

With over 5,000 unique visitors per month, Desiree Peeples runs MommyReporter.com, a daily updated blog that features news and info specifically for moms. This self-described savvy mommy blogger is also a social media consultant and I had a chance to catch up with her at the Society of Professional Journalists Conference this month in Vegas. PRWeb hosted its very first twitter chat this week and we must say it was a success! Lee Odden, CEO of TopRank Online Marketing set aside some time for us while he was at the BlogWorld Expo in Vegas to chat about SEO and online marketing for greater PR and small business visibility. LO: Google Instant changes user experience more than the need for SEO. Inclusion, optimized content and links are still very important. Google suggest was already doing most of what will impact user experience anyway (besides the page preview).

SA: Is marketing the “new” PR?

LO: Expertise within marketing and PR are converging. PR can generate sales and marketing can generate placements. However, I don’t think marketing is going to ever replace what Public Relations does. Their outcomes of focus are distinct.

The social media wave continues to crest—and if your site isn’t optimized for social media, you’re crushing your ability to be found on the web and ultimately, your chance to become an influencer in your field. So how do you make your site social media friendly? Lee Odden, CEO of TopRank Online Marketing gave a packed workshop full of folks from the PRSA tips on how to do just that:

The Basics:

Fresh content. Being original, producing new content frequently, and introducing new ideas or perspectives are some of the best ways to gain a larger audience—and keep them captive. Innovators are the most coveted in the social media industry: take a look at Brian Solis, for example.

Social content. Don’t forget to think about your goals when writing. Is your content relevant, interesting, and easily shared and talked about? Who is your audience/who are you trying to reach?

Interaction. Can users interact on your site? Can they actively comment on your post and engage in discussions with you as well as other users?

Easy sharing. Can users easily grab a shortened link to tweet or post your content on other social media platforms? Do you have a Facebook “like it” or “share” button?

The Nitty Gritty:

Listen to multiple social channels to see what people are saying (or aren’t) about your topic. Observe keywords commonly used and that turn up more in search. Read what’s being written by influencers and competitors in your field to gauge what’s trending, popular and what’s in demand. Don’t forget to add valuable assets to your content, such as pics and vid. You can also repurpose media—if you’ve got a video that’s too dark and shaky, scrap it and use only the audio.

So how does the cycle of social and SEO work? First, create and promote optimized content like news as well as assets such as photos or video. This content gets noticed or shared and grows awareness online. Subsequently, this increased exposure attracts more subscribers and links, and that exposure grows search and referral traffic.

Plan your content and write a blog post. For maximum SEO, distribute on several platforms, such as Twitter, Facebook, Flickr, RSS and Email. When planning your social media SEO strategy, think about what’s being said on social media and monitor search results for keywords most used that you can also use in your posts. Also think about where you’re getting your content from: what people or influencers are you using to add credibility to your information? What processes are you using to write and distribute your info? Lastly, develop offsite content and networks. Have discussion not only on your site, but also in other places such as a Linkedin discussion or a Twitter chat.

When SEO’ing your blog, make sure you optimize for your readers first—infuse it with content that you know they want. Make sure you have keywords! Acquisition fee: A fee charged by a leasing company to begin a lease. Not

all leasing companies charge an acquisition fee but if charge it starts at

about $300 and is seldom negotiable.

Capitalised cost: The total selling price of the leased vehicle This also

accounts for taxes, title, license fees, acquisition fee and any optional

insurance and warranty items you elect to fold into the lease and pay

overtime rather than upfront.

Depreciation fee:

Forms part of the monthly lease payment charge and accounts for the loss

in the value of the car at the end of the lease. The vehicle’s list price

minus the expected residual value at lease end is divided by the number of

months in the lease to give the depreciation fee. Suppose you decide to

lease a vehicle with a retail price of $23,500. The leasing company

estimates that after a three year lease, the vehicle will be worth 35% of

its original retail value, or $8,225. The difference, $15,275, divided by

GAP insurance Pays off the lease balanced if the vehicle is wrecked, stolen

or totalled.

Mileage charges a penalty that you incur if you exceed your mileage

allowance on a leased vehicle. Typical mileage charges are 10 to 20 cents

per excess mile.

Money-factor A fractional number, such as 0.00043, used in calculating your

monthly lease payments. You can get a rough estimate of the annual

percentage rate on your lease by multiplying the money factor by 2,400. If

a dealer quotes a money factor such as 3.4 than you can get the equivalent

APR, 8.16, if you multiply by 2.4.

Residual value Residual value is the amount of money the leasing company

says your leased vehicle will be worth when your lease ends. Higher

residual values lead to lower monthly payments but higher lease-end

purchase cost if you decide to keep the vehicle.

Security deposits an up-front amount that your leasing company required at

the beginning of a lease to safeguard against non-payment. This is

Termination or Disposition fee The amount you have to pay the leasing

Leasing has been lauded as your cheapest ticket to keep up with the

industry’s hottest vehicles and trends. The jury, however, is still out

on leasing: with the industry long on hype and short on detail, it is

difficult to distinguish between a genuinely good deal and a downright

up-selling exercise.

So how do you spot a good deal?

First, you need to find out if there are any down payments on the lease. A

down payment refers to the lump sum amount that you pay upfront, either in

cash, non-cash credit or trading allowance, to reduce your monthly payment.

You should think twice before putting money down on a lease: not only are

you getting a rough deal, as you’re essentially forfeiting the general rule

of leasing: not putting any cash upfront, but the money is not recoupable

at the end of your lease. There is another big disadvantage: in the event

of your car getting damaged or stolen, you insurance and the gap cost will

not cover the loss.

Mileage Limit

Most leasing companies allow you a limit of 45,000 free miles over the

length of a 3-year lease. This may seem like a good deal at first sight,

but when you consider it only comes to 15,000 miles over a 12 month period

it’s not difficult to foresee why it might be difficult to stay within this

limit. Even people working from home have little trouble putting 15,000

miles on their cars.

If you exceed the mileage limit, the penalty for each excess mile can be as

high as 20 cents. This can add up quickly over the length of your lease: an

additional 4,000 miles a year over the length of a 3-years lease contract,

will end up costing you an extra $2,400 in excess mileage charges!

Be realistic about your mileage needs, especially if you have to regularly

commute over long-distances, before you sign the contract. Consider padding

the miles that you expect to use since it is less expensive to contract for

the extra before you sign than it is to pay the extra charges at end of

your lease.

Sales Tax

Sales tax is usually capitalized and added to the monthly payments.

However, some dealers choose not to include it in their calculations to

drive the advertised lease payments even lower. What they do instead is

state in the small print that the monthly payment excludes “sales tax”.

Make sure you carefully read the fine print for any extra, hidden costs not

included in the advertised monthly payment. Unscrupulous fees that

It’s the classic dilemma that faces every auto-consumer out there: Pay

cash upfront or forego the ownership and pay monthly settlements instead?

Buy or lease for a new set of wheels?

As is the case with every other common dilemma, there is no slam-dunk

answer. Each option has its own benefits and drawbacks, and it all depends

on a set of financial and personal considerations.

First, your finances. Affordability is clearly key, and you need to ask the

question of how stable is your job and how healthy is your general

financial situation. The short-term monthly-cost of leasing is

significantly lower than the monthly payments when buying: you only pay for

“the portion” of the vehicle’s cost that you use up during the time you

drive it.

If you have a lot of cash upfront, then you can opt to pay the down

payment, sales taxes - in cash or rolled into a loan - and the interest

rate determined by your loan company. Buying effectively gives you

ownership of the car and that feeling of “free driving” that goes on

providing transportation.

If, say, you want to get into luxury models but can’t afford the upfront

cash of purchasing the vehicle than you’re a good candidate for leasing.

Unlike buying, it gives you the option of not having to fork out the down

payment upfront, leaving you to pay a lower money factor that is generally

similar to the interest rate on a financing loan. However, these benefits

have a price: terminating a lease early or defaulting on your monthly lease

payments will result in stiff financial penalties and can ruin your credit.

You need to make sure you carve out the monthly lease payment in your

budget for the foreseeable future, at least for the duration of the lease.

Besides the financial aspect, making a buy or lease decision depends on

your own particular lifestyle choices and preferences. Think about what the

car means to you: are you the sort of person to bond with the car or would

you rather have the excitement of something new? If you want to drive a

car for more than fives years, negotiate carefully and buy the car you

like. If, on the other hand, you don’t like the idea of ownership and

prefer to drive a new car every two to three years then you should lease.

Next, factor your transportation needs: How many miles do you drive a year?

Have you ever gone to a sporting event and seen someone on the subway wearing the same jersey as you and said, “Hey”? Why’d you do that? Was it simply because they were wearing the same clothes as you?

The most basic human desire is to feel like you belong. Fitting in is important. When we see that someone supports the same team we do, we feel a sort of bond, for no other reason than that we perceive that we share something in common with them.

Our desire to feel like we belong is so strong that we seek it out. This is what gangs offer a teenager in the inner city. With no strong family unit and no strong school bonds, a young, disenfranchised man or woman will join a gang to feel like a part of something. That sense of belonging is important to us because with a sense of belonging, with a sense that we are surrounded by people who understand us and see the world as we see it, we feel more comfortable. We feel safer. We’re even able to form bonds of trust much easier.

Last week I attended Comic Con in New York City. The event, which attracts thousands of comic book, movie, anime, and manga enthusiasts from across the country and around the world, is like a big geek convention. The black sheep of their schools, families and the general population, the ones labeled misfits simply because they are a little too into graphic novels, video games and their characters, all descend upon Comic Con like Mecca.

I’m one of those black sheep. I’m one of those geeks. I love science fiction -- always have. I went to Space Camp as a kid, I have little Boba Fett busts and caricatures on my desk and I can often be heard making obscure references to or quoting lines from Star Wars. I like stories of the classic hero, of good versus evil, the ones in which the good guys wear white and the bad guys wear black… and I love a good sword fight. But I’d never been to a Comic Con before, even though I’d always wanted to.

I have friends who are majorly into the cosplay culture and have urged me to go to a convention for no other reason than to meet others like me. And so I did. I recognize, however, that there is a difference between attending and participating. I understand that to watch from the sidelines does not make you a part of the game. And so I decided that, for my first con, I was gonna go all out. I enlisted the help of a couple of friends -- my friend Miracole (miracole.com), who is pretty big into the cosplay world, hooked me up with an amazing costume and my friend Kendra went to the convention with me.

Leasing a used vehicle can be an attractive deal in many ways, no least

getting you into that luxury model or SUV, for lower monthly payments than

a brand new one. Be prepared, however, to do some more homework to dissect

a good deal.

As with new car-leasing, your price research should focus on the key

figures that are the initial market value and the estimated residual value

of the used car. This is harder to predict since there is no factory-set

sticker price on used cars, and the residual percentage is very much pegged

to a subjective current retail value. Use different sources to get a rough

idea of the value of the used car: your local dealerships, internet

car-evaluating tools, such as Edmunds.com and Cars.com, to name but a few.

Another way to pin down a good estimate is to compare the lease on your

given car to a lease on a new-car with the same make and model. This should

give you a better picture of the difference between leasing new and going

for used. Just like leasing a new car, used vehicle leasing is more

attractive when residual values depreciate the least. You stand a better

chance of finding a bargain in the high-end, luxury vehicles that keep

their values better as used cars.

Next, you need to check the initial mileage and the overall vehicle

condition. The maximum mileage on a used car should be no more than 12,000

miles a year. A 3-years old car with 50,000 miles on the clock is very

unlikely to make a good used-vehicle lease. Check for signs of excessive

use, like worn seat fabric, worn pedal pads and dirty engine, which might

indicate that the odometer has been rolled back. If the car is not

certified, you need to get it thoroughly inspected. Ask your dealer for a

a qualified mechanic or inspection service.

Most used-car deals don’t come with gap coverage. This is a special type

policies cover only what your car is worth at the time of loss, not what

you still owe on the lease. The difference could run into thousands of

dollars. For peace of mind, do not enter into any used-car lease without

1- Never dress in drag

That's not to say you and all your friends should dress in the same exact costume, which is totally boring. Plus, hit up people in your group for stuff for your costume. Who needs the Halloween store when you have friends?

3- Don’t be afraid to dress subdued

No one says you have to go balls-to-the-wall elaborate for Halloween. Sometimes a cool mask or some creative face paint combined with some formal wear more than gets the job done. It can be a good way to stand out when everyone else looks over-the-top crazy. Best of all, costumes like these are totally flexible and can have countless variations.

In fact, a nice suit alone could work perfectly if you're the type of person who'd never be caught dead in one. Defy expectations by doing something unexpected -- that's what Halloween is all about.

4- Don’t get too conceptual

"Approval rate..get it?"

Sure, everyone will be talking about each others' costumes on Halloween, but that doesn't mean you want to be stuck all night explaining what you're supposed to be.
